Years of Experience

Between 4 permanent members of staff we have over 60 years of experience in the Letting sector. The principle agent and proprietrix of the company, Arleen Barton, has been in the estate agency business for 37 years, working first for Brian Morton & Company, before starting ABC in 1978. Since then we have continually worked hard and while other agencies have come and gone in the local area, ABC has stood the test of time and is now the longest established agency in the Newtownabbey area.

Once your property becomes available for letting, we immediately begin marketing your property to its full potential. We have access to hundreds of current seeking tenants, registered in our office or on our website. Our own website is highly ranked for searches for property in the Newtownabbey Area, and its local areas, as well as Generally in Belfast and Northern Ireland. We also advertise on which is fast becoming a dominant player in the Northern Ireland online property portal market. At your discretion we can erect one of our distinctive “To Let” boards at your property. Our Red, White and Black colours distinctly identify your property with ABC.
In this way we can harness potential tenants searching online, browsing through our office, or just driving past your property.

Further Advertising

We can arrange for further advertising in local newspapers, the Belfast Telegraph property supplement, or the supplements of the other regional papers, or in the Property News magazine. We can also arrange a listing on the Property News website.

Valuations for Purposes other than Sale

Although we provide Free Valuations for Rental and Sale purposes, for other options such as Probate where written valuations are required, we can provide this service for a set fee. With 30 years of company experience and an enormous back catalogue of information, we can give you an accurate valuation as to the worth of your property.

Estate Agency

Although we now have a specialist Rental Centre for Residential and Commercial Letting, ABC began as a normal domestic estate agency doing Re-Sales of property. We have never stopped, and we still provide a select Re-Sale service, with Free Valuations for Sales and a "No Sale, No Fee" policy.

Pricing & Fees

We operate on a strictly commission only basis. As such we are only paid for the services we provide as standard if we let out your property. We will stick with you though the bad times, if you stick with us though the good.
Our commission is at 10% of the Monthly rental value. This is the total value of the rent, before any deductions for works done, or other charges that may, at your discretion and with your permission be levied. We put no commission on any trade work we arrange on your behalf, what we pay for the work, is what you pay us, and you will see original invoices for all works carried out.
Some work, such as newspaper advertising, which we consider to be usually unnecessary in the course of letting, can be added as optional extras, however will be charged accordingly.

Value and Ethical Business

We are committed to bring all the services we can provide to our clients for the greatest benefit and the greatest value for money. We only provide services which we feel will directly benefit the client’s investment.

  • We will advise against extra advertising if we feel it is not worth the extra cost.
  • We will be transparent in all our trade work and billing, all work conducted by tradesmen, on your behalf will be billed to us, and those bills shown to you. We take no commission on ANY work done, we never have and we never will.
  • You will receive a monthly statement of accounts, showing you exactly how much money has been paid to you and the dates for which that money was received in regards to your tenancy.
  • You will be keep fully informed at all times as to the state of your tenancy.

Services Provided by our Rental Centre

  • We will come to the property to give you a rental valuation, and to advise you on ways to optimize your property for the rental market.
  • We will advise you on the latest legislation and all other legal matters that you may have to address in order to let out your property.
  • We can arrange for an EPC to be made on your behalf, or for the display of an EPC you have acquired yourself.
  • We will have photographs professionally taken of the property for marketing and to record the condition of the property.
  • Full details of your property will be placed on our website (, and on a regional ( and national ( website.
  • Your property will be added to our printed Rental List, available from our office.
  • We will enquire with our Rental Mailing list to see if existing potential tenants might be interested in your property if there are seeking similar rentals.
  • At your discretion we will erect one of our distinctive Red, White and Black boards at the property.
  • We will escort any prospective tenants around the property for viewings, and all viewing are made though our office.
  • An interested tenant is vetting though a set application procedure, we gather as much information as is possible, to insure a viable tenant for your property.
  • The information on any good tenants is then presented to the Landlord for approval. The landlord has full discretion as to who can and cannot let out their property.
  • We will then arrange for a legally binding Tenancy Agreement to be signed for a 6 Month lease to your property, with the necessary provisions included that might apply to your design.
  • We will provide the tenant with all the required legal documentation in a Rent Book, as required by legislation. They will be provided with al the necessary contact details for our office, so that we may be their point of contact for any complaints or problems.
  • We will collect a deposit and first month’s rent at the outset of the tenancy and collect each month’s rent thereafter in advance on the same day of the month.
  • Each month we shall send you an account of your property detailing money paid in, our commission, any works done, and the amount paid to you, in which ever manner you have chosen.
  • At the end of the tenancy we shall, collect the keys, inspect the property and report back to you for approval, you may accept our recommendation or inspect the property yourself to determine whether the tenant should have their deposit returned.
  • Before this point, if you desire for the property to be put on the market to rent again, we shall have begun the process again.
